You Don't Need a Local Architect to Produce Perfect Building Regulations Drawings

Did you know the average architect fee in the UK is around 10% of the overall building cost (it can go up to 15% in London).

The average loft conversion now costs about £55K, so that’s between £5,500.00 and £8,250.00 in design fees!

There’s a reason for this: most architects work on commercial projects, so small domestic stuff like a kitchen extension or garage conversion isn’t taken seriously.

We have an unrivalled knowledge of UK Building Regulations and are more than happy to provide building regulations drawings for your project.

This service is extending to steel beam calculations, build-over agreements and SAPS energy certificates (subject to additional charge).  

In short, we offer a simple one stop service for all of your project design needs with no need to outsource other design professionals or engineers.

Online only, or meet your designer in the comfort of your home

We can offer you two types of design service.

The first is a fully online only service whereby we would require you to provide us with some basic floor plans (or old estate agent, or previous architect plans can also be used) together with photos of your home and of course details of what you are looking to do to your home.

The second service is our at home service.  If you select this service then your designer will come and visit you at your home.  

You will have the opportunity to run through your project with your designer and they will be on hand to answer any questions you may have.

Our at home service also includes for a laser HomeScan survey of your home.

This is an increibly accurate way of measuring your home and enables us to create a 3D BIM model of your home which means your drawings will be incredibly accurate.

What Drawings Do I Need For Planning Permission

What Drawings Do I Need For Planning Permission

It goes without saying that having an extension or conversion to your property can be expensive, however, no matter what it is that you are looking to change or add, then chances are that you are going to see them as an investment for the future.

When the time comes to sell your property and move on, having an extension or conversion added is going to add value, which will mean more money for you.

The thing to remember about converting or extending your home, is that there are some things that you need to pay out for and some things that you may wonder whether or not you actually need.

Planning permission is not something that you can choose whether or not to apply for. It is something that you need and is required by your local authority. That said, not every building project does in fact need planning permission – please be advised that in normally ALL cases a building project WILL need building regulations approval!

Depending on what changes you are making, the size of the things that you are amending or where you live and the nature of your property – You may be covered by what is known as Permitted Development. 

The idea of Permitted Development is that you can make certain changes to your property without having to request full householder planning permission to make alterations. 

It some instances Permitted Development rights are removed on properties under an Article 8 directive, this is especially the case with many newer housing estates built in the new millennium.

Even if your project appears at first glance to meet the criteria of permitted development, the only way to be absolutely certain is to apply for something called a lawful development certificate from your local authority planning department.

Why Do I Need Plans When Making A Planning Application?

Whether your changes fall into Permitted Development or they fall into the requirement for full householder planning permission, having detailed plans is an essential requirement. 

These plans form an integral part of your your planning / permitted development application.

Not only are they important for this part of the process, but plans also help to visualise the ideas that you have for your extension and what you want it to look like. 

They are an awesome way of allowing others to see how you visualise your new home.  They also allow you to show your builders exactly what it is that you hope to achieve with your build.

What Do Planning Drawings Need To Show?

As a bare minimum a typical set of planning drawings for a domestic extension or alteration would need to include all of the following to get past planning validation checks and for the scheme to be considered by planning:

Existing Elevations @ 1:50 or 1:100 Scale

Existing Floor Plans @ 1:50 or 1:100 Scale

Existing Roof Plan @1:100 Scale

Existing Site Location Plan @ 1:1250 Scale

Proposed Elevations @ 1:50 Scale

Proposed Floor Plans @ 1:50 Scale

Proposed Roof Plans @ 1:50 Scale

Proposed Block Site Plan @ 1:50 Scale

Things often also requested but not always:

Off Street Parking Block Plan

Details of Vehicular Crossovers

Any rights of way over yours/adjoining owners land(s)

Floor Levels for Flood Assessment

Locations of Trees – especially any with TPOs

Neighbours Windows together with 60 degree horizontal sight lines

What Does A Set Of Planning Permission Drawings Look Like?

We have added examples of planning permission drawings on this page.  Typically speaking, they will need to show existing elevations and floor plans are all clearly drawn to a scale of 1:100 and that the proposed floor plans and elevations are drawn to a larger scale of 1:50 as the level of detail needs to be clearer.

We also provide a block site plan (proposed) at 1:200 scale and a site location plan at a scale of 1:1250 

Planning Application Drawings

If you are submitting a planning application into the council, you will need a quality set of planning permission drawings to accompany your application.

It is very important to ensure you employ a suitably qualified and experienced indivdual from a reputable design company to ensure your project passes through your local authority planning process quickly and without any problems. 

Permitted Development Drawings

Permitted development is slightly different to householder planning permission.  The process is generally quicker as there is no need for a public consultation period which saves around 3 weeks.  If you are applying for a lawful development certificate for permitted development you will still need a set of drawings for permitted development.  The drawings that you need for permitted development are generally the same as the ones you would need for a householder planning application.

Do I Need An Architect For Planning Permission

Typically speaking, you will require existing and proposed elevations of your property normally drawn to a scale of 1:100 or 1:50

You will also need existing and proposed floor plans – again these will be drawn at a scale of 1:100 or 1:50

An Existing and proposed roof plan will be required, drawn at a scale of 1:100

Last but not least you will need a site location plan at a scale of 1:1250 and a proposed block site plan at a scale of 1:200

These drawings can be produced by either an architect or a suitably qualified architectural technologist with sufficient skill, construction knowledge and experience to handle the project.

Cheap Planning Permission Drawings

Drawings for planning permission needn’t cost the earth.  When commisioning a local architect to produce planning permission drawings for you they will often levy a fee that is worked out as a percentage of the build costs (usually around 10%).

At Fixed Price Architecture have taken a different approach.  We produce planning permission drawings on a fair and reasonable FIXED FEE service based on the amount of time we typically spend on a project.

House Extensions Without Planning Permission

There are various ways that you can extend your home without the need to apply for planning consent.

This is assuming that your property benefits from its Permitted Development Rights.

In these circumstances you can carry out various home improvement projects without needing to apply for full householder planning consent.
