We are certainly not your typical architectural design studio, knocking out extension plans willy nilly and charging rates that Nasa Astranaughts would be worthy of.

We will take on board all of your ideas and aspirations and work with you to ensure your extension plans are every bit a good as you hoped they would be.
You will be assigned an architectural designer at the start of your project and they will go through the whole jouney with you from start to finish, allowing you to build up a real relationship along the way and many of our clients have gone on to become good friends.

You can also schedule a telephone or video calls to discuss the progress of your extension plans at a convenient time to suit you.

Some extension plans providers, both online and locally sourced will only provide extension plans that cover the planning stage, preferring not to get involved with the building regulations side of things.
There are two reasons for this, the first is laziness and the second is a lack of understanding of the built environment in general.
We have an unrivalled knowledge of UK Building Regulations and are more than happy to provide building regulations drawings for your project.
This service is extending to steel beam calculations, build-over agreements and SAPS energy certificates.
In short, we offer a simple one stop service for all of your project design needs with no need to outsource other design professionals or engineers.
We can offer you two types of design service.
The first is a fully online only service whereby we would require you to provide us with some basic floor plans (or old estate agent, or previous architect plans can also be used) together with photos of your home and of course details of what you are looking to achieve with your new extension
The second service is our at your home service. If you select this service then your designer will come and visit you at your home.
You will have the opportunity to run through your project with your extension designer and they will be on hand to answer any questions you may have.
Our at home service also includes for a laser HomeScan survey of your home.
This is an increibly accurate way of measuring your home and enables us to create a 3D BIM model of your home which means your extension drawings will be incredibly accurate.
Our Extension Plans Directory
A set of extension plans produced by a qualified architectural designer cost £395.00 for planning drawings or £645.00 for combined planning and building regulations drawings.
Once your extension plans have been approved by planning then you have 3 years from the date of your decision notice to start work on site.
After the 3 years have passed you will need to submit a new planning application.
You can extend at the back of your house upto 3m under permitted development if you live in a terraced or semi detached property, or 4 metres if your home is detached.
This doubles to 6 metres for terraced or semi detached houses and 8 metres for detached homes under the prior approval scheme howevever you will need approval of your extension from your neighbours if you wish to go down this route.

Anyone who knows how to produce accurate scaled drawings could potentially be able to provide extension plans/drawings.
We think a better question is who should draw extension plans.
And to this question we would suggest that you only use an architect or architectural designer who has a high level of understanding of the construction enviroment as well as statutory guidelines such as planning and building regulations.
If in doubt always use a professional acchitectural design firm such as ourselves.
While there are situations that certainly would call for the appointment of an architect, a domestic extension or loft conversion would not be considered one of them.
Any person who has trained and qualified as an architectural technologist and has worked in the construction industry for a reasonable amount of time would be able to produce drawings of a domestic extension to a very high level indeed.
Furthermore, for firms such as ourselves that only work on domestic extensions and loft extensions as opposed to larger commercial projects we would argue that our designers have far more experience of this type of project than many architects.
