Once you receive your offer simply click the accept and we will be in touch to arrange a convenient time to meet with you at your home.
The home consultation gives you the opportunity to sit down with your designer and discuss your loft conversion plans in greater detail.
Your designer will be able to answer any questions you may have as well as throw a few ideas of their own into the mix.
Once your designer has a clear understanding of the design brief they will sketch out the existing floor plans and elevations and carry out a detailed measured survey of your property so that the completed loft conversion plans show a very accurate representation of your home.
When your designer returns to our design studio they will produce some initial 3D sketch proposals showing everything that was discussed during the consultation at your home.
These will generally be issued to you 2/3 days after our meeting.
Once you have signed off the 3D sketch proposals your designer will produce the full 2D planning/permitted development loft conversion plans for your approval before we submit them into the council.
This will give you the opportunity to request any tweaks to the design before they go into the Council.
If you have selected our platinum package it is around this time that you will recieve your 3D visuals showing how two areas of your home will look once the works are completed.
This could be two internal rooms, or perhaps one internal and one external view – the decision is all yours.
You will also receive a QR code added to the existing loft plan on your drawings.
This will allow you to take your smart phone or tablet into your dark dingy loft space, hold your phone upto the QR code and right before your eyes on your phone screen you will be able to see exactly how your new loft room will look.
As you move your phone around the loft space in a full 360 degree motion you will be able to visualise the transformation that your loft will soon be going through.
Once you have approved the 2D planning/permitted development loft conversion plans we will complete all relevant forms and submit everything into the Council for you.
Furthermore we will act as your agents, liaising with the planning officers through the process right up until your plans are passed/a decision notice is issued.
Once planning have approved the drawings, we will add the building regulations information to your loft conversion plans and submit these into building control for you.
As before, we will be your agents and liaise with building control until everything is approved.
This final version of your loft conversion plans will contain full builders work details and therefore this is the time that you will need to contact contractors and obtain accurate quotes for your loft conversion.
If you have selected our platinum package, our party wall surveyors will produce all relevent party wall notices and serve them on any neighbours who may be affected by the works and are protected under the Party Wall etc. Act 1996.
Your assigned Party Wall Surveyor will contact you around this time to explain the Act in greater detail as well as providing advice on all matters relating to Party Wall etc Act
Once everything is approved you will be sent your A1paper copies of your loft conversion plans in the post together with copies of all your decision notices for your records.
Once you have your approved drawings you can hand these to your chosen contractor to carry out the build.
Should your contractor have any questions throughout the build phase they can contact your designer who will be able to assist them.
